Boiler repairs
The call-out is £85 and includes the first hour, which is nearly always enough to find the fault. Then you get a fixed price for the fix, including the part, and you decide. Nine repairs in ten are finished on that same visit with parts from the van.
The common ones: diverter valves, pumps, fans, pressure sensors, printed circuit boards, expansion vessels, ignition leads. We work on every mainstream make. If your boiler is old enough that the part is no longer made, we'll say so and give you the install price instead, and we won't push you either way.

The annual service, and what the £84 covers
About an hour. Most manufacturers need it done every year to keep the warranty alive, and it's the cheapest way to catch the part that would have failed in January. You get a written checklist and a certificate by email before the engineer has left your drive.

- Flue gas analysis with a calibrated meter
- Gas pressure and gas rate against the maker's figures
- Case seals and combustion chamber checked
- Burner and heat exchanger inspected and cleaned if needed
- Ignition, flame sensing and safety devices tested
- Expansion vessel charge checked and topped up
- System pressure and pressure relief valve checked
- Condensate trap cleaned and the pipe checked for freezing risk
- Magnetic filter emptied and cleaned where fitted
- Controls, timer and thermostat operation tested
- Written report, certificate, and anything we spotted coming
New boilers, fitted in a day or two
A straight swap in the same place starts at £2,150 fitted. That includes the boiler, a system flush, a magnetic filter, the flue, the controls, the gas safety paperwork and the manufacturer warranty registered in your name. The survey is free and takes about 40 minutes.

That's sludge, and bleeding won't touch it. A day's flush with a chemical clean, a magnetic filter on the return, and every radiator hot to the skirting board. Up to eight radiators; £35 each after that.

Gas safety record, every twelve months
Every gas appliance checked and the CP12 emailed to you and your agent the same day. £135 with a boiler service on the same visit, which is the sensible way round. We'll remind you when it's due.

Repair or replace?
Rough rule from eighteen years of doing this: under ten years old and the fix is under £300, repair it. Over twelve years old and the fault is the heat exchanger or the board, the maths starts pointing at a swap. We show you both numbers and you decide. We make the same margin either way, so there's no reason for us to lean.
Do I really need a service every year?
If the boiler is under warranty, yes, or the warranty lapses. If it's older, a yearly service is still the cheapest £84 you'll spend on the house: it's where we catch the part that would have failed on the coldest week of the year.
Which boiler makes do you fit?
The mainstream makes with long warranties and parts we can get the same day. We'll recommend one for your house on the survey and tell you why. If you've got a strong preference we'll fit that instead, as long as we can stand behind it.
How long is a boiler swap?
A like-for-like combi in the same spot is usually one long day. Moving it, or going from a cylinder system to a combi, is two. You'll have hot water by the evening of the last day.
Can you fit the boiler I've bought online?
We can, but we can't give you the same warranty on it and we can't register the long manufacturer warranty, which usually costs you more than you saved. Ring us and we'll price it both ways.
