A free valuation, a written figure the same day, and nothing to sign on the doorstep. Five quick questions and we'll ring you to fix a time.

Free valuation

Five quick questions.

Nothing here commits you to anything. It tells us which of us should come, and what to bring.

Step 1 of 5

Where is the house?

Street and village is enough. We know the rest.

Step 2 of 5

What kind of home is it?

Roughly is fine. We will measure it when we come.

Bedrooms

Step 3 of 5

How would you describe it?

Be honest. It changes the advice, never the welcome.

When are you thinking of moving?

Step 4 of 5

Who do we ring?

One call to fix a time. We do not pass your details on.

We need a name.
A number we can ring.
That email doesn’t look right.

Fees

No sale, no fee.

One percentage, agreed in writing before we start, paid on completion out of the sale money. Nothing up front and nothing if it does not sell.

Sole agency

Most sellers. We are the only agent, for an agreed period, and the fee covers everything in the list below.

from 0.9%of the agreed sale price · minimum fee typically £2,750

Multi agency

Us alongside another agent. Whoever sells it gets paid. Rarely worth it round here, and we will say so.

from 1.5%of the agreed sale price

Change your mind

Take it off the market before an offer is agreed and you owe us nothing, including for the photography.

£0no withdrawal fee, no marketing charge
  • Photography and floor plan, done by us within a week
  • Energy certificate arranged if yours has run out
  • Listing on the major portals, our own site and the window on Swan Yard
  • Accompanied viewings, evenings and Saturdays included
  • Feedback after every viewing, the same day
  • Offer checks: proof of funds and chain position before you decide
  • Sales progression: we chase both solicitors weekly until completion
  • A named person with a mobile number, start to finish

Fees are agreed per home and confirmed in writing before anything is marketed. Percentages above are typical starting points, not a price list.

Marketing

How we market a home.

Most of the interest comes in the first weekend, so that is where the effort goes.

Photography

We shoot in the morning or at dusk, whichever suits the house, and never in a hurry. Wide rooms, tidy edges, a floor plan drawn from our own measurements.

The launch

Everything goes live on the same morning: portals, our site, the window, and a call to everyone registered who fits. Viewings are booked for the first weekend before the listing is public.

Viewings and feedback

We show every viewing ourselves, including evenings and Saturdays, and ring you the same day with what was said. Offers come with proof of funds and a chain check before you are asked to decide.

What happens when

From valuation to keys.

Every sale is different, but the shape is the same. Typical timings from our last twelve months.

Day 1

Valuation

Forty minutes at the house, a written figure and a launch price by email the same day.

Week 1

Photos, floor plan, paperwork

We photograph and measure, sort the energy certificate if it has lapsed, and draft the listing for you to check.

Week 2

Launch

Live everywhere on one morning. First-weekend viewings are booked from the registered list before it is public.

Weeks 2 to 6

Viewings and offers

We show every one and feed back the same day. Offers arrive with proof of funds and the buyer's chain position checked.

Weeks 6 to 16

Solicitors, survey, exchange

We chase both sides every week and tell you what is holding things up, in plain terms. Then completion, and the keys.

Questions

What sellers ask us.

Will you tell me a high number to win the instruction?

No. An overpriced launch sits, gets reduced, and sells for less than it would have done at the right price in week one. We show you the sold prices rather than the asking prices, and we price from those.

How long am I tied in for?

Sole agency terms are agreed per home and written down before we start. If we have not sold it in that time you can walk away without paying anything, including for the photography.

Do I need to be there for viewings?

No. We hold a key, we show every viewing ourselves, and we ring you the same day with the feedback. Most sellers prefer to be out.

What if I am buying as well?

Most of our sellers are. We value yours first, then register you for the villages you want, and we line the two up so you are not left between houses.

Can I get a valuation without wanting to sell yet?

Yes. Pick "just curious" on the form and we will still come, still write the figure down, and leave you alone until you get in touch.
