The legal checklist

Before a tenant moves in.

The general requirements for a private let in England. On a managed let we handle every one; on a let-only we can do any of them as a one-off.

Gas safety certificate

Every gas appliance and flue checked by a Gas Safe registered engineer, with the record given to the tenant before they move in.

Every 12 months

Electrical safety report

An EICR on the fixed wiring by a qualified electrician, with a copy to the tenant and any urgent remedial work done.

Every 5 years

Energy performance certificate

A valid EPC, rated E or better for a new tenancy, shown to the tenant before they commit.

Valid 10 years

Deposit protection

The tenancy deposit, capped at five weeks' rent, lodged with a government-approved scheme and the prescribed information given to the tenant.

Within 30 days of receipt

Right to Rent checks

Every adult who will live there has their right to rent in England checked and recorded before the tenancy starts.

Before move-in

Smoke and carbon monoxide alarms

A working smoke alarm on every storey and a carbon monoxide alarm in any room with a fixed combustion appliance, tested on the first day.

How to Rent guide

The current government "How to Rent" guide given to the tenant at the start of the tenancy, with a record that it was.

At the start

Licensing and the rest

A check with the council on whether the property needs a licence, legionella risk assessed, and furniture fire-safety labels where the let is furnished.

Before marketing

Written as a general guide to the rules for a private let in England. The rules change; we keep the checklist current and will tell you what applies to your property.

For tenants

Homes to let.

Rents are per calendar month. Deposits are capped at five weeks' rent and protected. No admin, referencing or renewal fees.

Register

Tell us the area, budget and move date. We ring when something fits, often before it is listed.

View

Tom shows every viewing. Ask him what the bills were last winter; he will know.

Reference

A holding deposit of up to one week's rent takes it off the market. Referencing takes about three working days.

Move in

Deposit protected, inventory signed, alarms tested, keys in your hand. One number for anything after that.

Apply to rent

Apply to rent.

Tell us who is moving and when. If you have a particular home in mind, pick it; if not, leave it blank and Tom will ring you within a working day.

  • Holding deposit: up to one week's rent, taken off your first month.
